What We Do!!

Lansford & Associates (“Appraisal Quality Assurance”) provides the following services:

Appraisal services (opinions of Market Value and, for Relocation use, opinions of Anticipated Sales Price) for Direct Lenders (Banks, Credit Unions, etc.), Attorneys, Relocation companies, and Individuals. Appraisals may be for lending, matters of a legal nature (divorce, estate, etc.), or for other matters (i.e., removal of Private Mortgage Insurance, etc.).

REO…Real Estate Owned: We provide “special care” to the appraisal of lender-owned properties! Lee Lansford has more than 20 years of experience as an appraiser and real estate agent. Further, he has experience (via his past association with Merrill Lynch Relocation Mgmt.) in the disposition of acquired residential properties.
Appraisal Review: Whether the review is for a current appraisal, or one that is several years old, this firm has the expertise to professionally assess the credibility of an appraisal of a residential property located within the northeastern (Cook, DuPage, Kane, Kendall, Lake, McHenry, and Will counties) area of Illinois.
Litigation Support: Lee Lansford has experience (qualified as an Expert Witness in the judicial systems of Cook and DuPage counties) in developing and communicating appraisals for use in matters of a legal nature. Though this most often applies to appraisals for market value for use in, for example, divorce proceedings, he also has expertise in matters pertaining to Illinois appraiser licensees facing disciplinary proceedings by the governing licensing agency; further, where appraisers and their Professional Liability Insurance carrier is being sued, he can be of assistance.
