• DEFINITION OF VALUE

Most appraisers are familiar with the definition of “market value” that is typical for use in residential mortgages, but such is insufficient for relocation

The ERC (Employee Relocation Council) in its “Summary Appraisal Report” (the standard report form for use in relocation appraising) identifies “Anticipated Sales Price”(in part: “The price at which a property is anticipated to sell in a competitive and open market…”) as the value, or price, opinion.

Many—probably most—appraisers are unfamiliar with the nuances of this definition including the science and art of forecasting (“the process of analyzing historical trends and current factors as a basis for anticipating market trends”—per ERC).

I have been associated with appraising for relocation for more than 20 years.  My experiences range from that of an employee of a major (the former Merrill Lynch Relocation Mgmt.) relocation firm and, presently, as an appraiser.

While working at the relocation firm I had responsibility for appraisal review and, for properties acquired, the marketing and disposition of properties. 

As an appraiser, I have conducted appraisals—I have studied and analyzed the market—under virtually every conceivable market condition.

As a long-time licensed real estate broker, I have direct experience with home marketing and an “in-the-trenches” perspective on market actions and reactions.

By way of experience, education and attitude, I am qualified to provide relocation appraisal service.
