For the LENDING INDUSTRY we provide in-depth appraisal, and appraisal
review (generally post-closing, Quality Control) of residential
appraisals. REO is a specialty!
These assignments are usually personally conducted by Lee Lansford
or by a qualified associate.
For ATTORNEYS and their clients, we provide opinions of Market
Value for use (for example) in divorce proceedings and probate.
Please take note that retrospective opinions of value are one
of our areas of specialty.
Also for ATTORNEYS and their clients, Mr. Lansford provides
appraisal review services for compliance with the Uniform Standards
of Professional Appraisal Practice (USPAP) and Illinois Appraiser
License Law.
Such services are most often needed in those instances where
an Illinois Licensed appraiser is facing disciplinary proceedings
before the Appraisal Administration Division of the Illinois
Dept. of Financial & Professional Regulation. Or, such
service may be needed where a licensed appraiser is being sued
for alleged
deficiencies in his or her appraisal of a residential property.
LEE LANSFORD, IFA, is 1 of 27 (as of Nov. 2007) “Appraiser
Qualifications Board” (AQB) Certified Instructors of the
Uniform Standards of Professional Appraisal Practice (USPAP)
in the State of Illinois. He has more than 20 years experience
as a residential appraiser in the “Chicago-land” area.
Further, he is a past-instructor of “appraisal principles” at
the College of DuPage (Glen Ellyn, IL). Finally, as an independent
contractor, he has provided investigative service to the aforementioned
Illinois State appraiser licensing agency.
